I EMILY ROSA BUMSTEAD OF 7 Neville Road Croydon in the county of Surrey 
hereby revoke all former testamentary dispositions made by me and declare this to be 
my last will

1.	I appoint my cousin Charles Vigor Spencer of 33 Bell street Reigate in the said 
county of Surrey and Alice Mary Beales of ?Wynberg? 7a Clifton road South 
Norwood in the county of Surrey Spinster (hereinafter called my ?trustees?) to be 
the EXECUTORS and trustees of this my will and I bequeath to each of them if 
they accept the office of executor the sum of œ50 free of duty
2.	I ive devise and bequeath all the residue of my real and personal estate subject 
to the payment thereout of my just debts funeral and testamentary expenses unto 
my sister Louisa Bumstead absolutely
3.	In the event of my said sister dying in my lifetime
4.	I give the following properties (including any parts share and interests which may 
be derived by me under the will of my said sister Louisa Bumstead) namely my 
undivided parts shares or interests in No 96 & 98 North End Croydon aforesaid  
My two houses known as Nos 1 & 3 Neville Road Croydon aforesaid and my 
house known as No 11 Neville Road Croydon aforesaid unto my trustees Upon 
the following trusts namely (1) As to my undivided parts shares or interests in No 
96 North End Croydon Upon trust to pay 1/3 of the net rents thereof to my cousin 
Naomi Bumstead of 60 Walterton Road Maida Vale in the county of London 
during her life and subject thereto Upon trust for the said Charles Vigor Spencer 
absolutely (2) As to my undivided parts shares in 98 North End Croydon Upon 
trust to pay 1/3 of the net rents thereof to my cousin the said Naomi Bumstead 
during her life and to pay the remaining 2/3 thereof during the life of the said 
Naomi Bumstead and after her death the whole of the net rents thereof unto 
Julia Maud Plumley the wife of Stephen Plumley of Chilley Farm Pevensey in 
the county of Sussex during her life and after her decease to pay the same to her 
husband the said Stephen Plumley during his life if he shall survive the said Julia 
Maud Plumley and subject thereto Upon trust for Stephen Plumley and John 
Plumley sons of the said Julia Maud Plumley and Stephen Plumley absolutely as 
? tenants in common in equal shares (3) As to Nos 1 & 3 Neville Road Croydon 
aforesaid Upon trust to pay the net rents thereof to my cousin Ethel Louisa 
Stewart during her life and subject thereto Upon trust for her three children 
James Robbe Peter and Ethel absolutely as tenants in common in equal shares 
(4) As to No 11 Neville Road Croydon aforesaid Upon trust to pay the net rent 
thereof Eleanor Whaddon Backman of Station Road Sunningdale Berkshire 
during her life and subject thereto Upon trust for the said Charles Vigor Spencer 
absolutely
5.	I devise my undivided moiety in the freehold house known as No 7 Neville Road 
Croydon aforesaid together with the ground rent upon No 9 Neville Road 
Croydon aforesaid and also the remaining undivided moiety thereof if I shall 
become entitled thereto under the will of my said sister Louisa Bumstead to the 
said Alice Mary Beales absolutely
6.	I devise my undivided moiety in the freehold house known as 29 Neville Road 
and the land adjoining thereto and also the remaining undivided moiety thereof if 
I shall become entitled thereto under the will of my said sister Louisa Bumstead 
to my cousin Bertie Spencer of 33 Bell Street Reigate aforesaid absolutely
7.	I devise my undivided moiety in the four freehould houses known as Nos 35 37 
39 and 41 Brighton Road Godalming in the said county of Surrey and also the 
remaining undivided moiety thereof if I shall become entitled under the will of my 
said sister Louisa Bumstead (subject to any incumbrances thereon) unto and 
equally between my two cousins Mrs Alice Brophy of ?Killarney? Busbridge Lane 
Godalming aforesaid and Mrs Nellie Edmunds of 12 Avondale Road Mortlake in 
the said county of Surrey
8.	I give all the residue of my estate after payment thereout of my just debts 
(excluding mortgage debts) funeral expenses unto and equally between the said 
Charles Vigor Spencer and Alice Mary Beales
