18 To have and to hold unto them the parties of the second part and to their heirs and assigns forever as their portion of the real estate of George James deaceased, as decided and set apart to them by Commissioners appointed for that purpose and the party of the first part doth convey all the right, title and interest in & to the said land to the party of the second part that George James dec'd (?) had in and to the same and warranting and defending from all persons claiming through or by the said George James dec'd, but from none others in testimony whereof the party of the first part hath hereunto set his hand and seal, the day and year first above written.
