Know all men by these presents that I Thomas Choate of Ipswich in the County of Essex in the Commonwealth of the Massachusetts blacksmith with the consent of Molly my wife in consideration of ten pounds lawful money paid me by Samuel Quimbe of Manchester in said County joyner the receipt whereof I do hereby acknowledge do hereby sell & convey to the said Samuel Quimbe his heirs & assigns a certain piece of field land containing by estimation one quarter of an acre be it more or less situate in Chebacco parish in Ipswich aforesaid bounded

beginning at the southerly corner or point of the wall near the short causeway so called thence running
Northwesterly by the highway nine rods [148.5 feet] then turning
Easterly across the field down to the wall by the marsh then
Southwesterly & running by the wall as it now stands by the marsh eleven rods [181.5 feet] to the corner first mentioned

the same being a part of the great School farm so called in Chebacco in s'd Ipswich as may appear by the original grand lease of said Farm reference thereto being had the said Samuel Quimbe his heirs & assigns paying for the premises toward the annual rents of said school farm one shilling to such as have a right to receive the same To have & to hold the same to the said Samuel Quimbe his heirs & assigns to their only use & behoof for & during the remaining part of the grand lease aforesaid and I do hereby covenant with the said Samuel Quimbe his heirs & assigns that I am lawfully seized in fee of the premises that they are free of all incumbrances that I have good right to sell & convey said premises that to the said Samuel Quimbe his heirs & assigns to hold as aforesaid and that I will warrant & defend the same to the said Samuel Quimbe his heirs & assigns against the lawful claims & demands of persons to the end of the term of the grand lease
