Josiah and Elizabeth Watkins, Grantors
and
Robert A. Pierson, Grantee
Caroline County, Maryland
September 1, 1864
Caroline County to wit: Be it remembered that on the thirty first day of October in the year of our Lord One thousand Eight hundred and sixty four came Robert A. Pierson of the city of Philadelphia in the State of Pennsylvania and brought a Deed of bargain and sale with one endorsement thereon and prayed to have the same enrolled among the records of Caroline County and on the same day and year aforesaid the same Deed and endorsement were enrolled among the records of Caroline County and on the same day and year aforesaid the same Deed and endorsement were enrolled as follows to wit:
This Deed made this first day of September in the year of our Lord One
thousand and eight hundred and sixty four by Josiah Watkins and Elizabeth
Watkins his wife of Caroline County and State of Maryland Witnesseth
that the said Josiah Watkins and Elizabeth Watkins his wife for
and in consideration of the sum of three hundred dollars lawful money of
the United States to them in hand well and truly paid by Robert A. Pierson
of
the City of Philadelphia and State of Pennsylvania at and before the sealing
and delivery of these presents, the receipt whereof is hereby acknowledged,
have granted bargained sold and conveyed unto the said Robert A. Pierson
his heirs and assigns. All that certain tract or parcel of land situate
in the fourth election district of Caroline County and State aforesaid
adjoining lands with the heirs of Peter Wright deceased, John
Twiford and others and containing twelve and one half acres more or
less, it being the same land the said Josiah Watkins purchased of
John
B. Smith and Margaret Chisum his sister, the Deed bearing date
the seventh day of August one thousand eight hundred and sixty three, duly
recorded among the land records of Caroline County reference being thereto
had will more fully and at large appear. And the said Josiah Watkins
and Elizabeth Watkins his wife covenant that they will warrant generally
lands herein described. In witness whereof the said Josiah Watkins
and Elizabeth Watkins his wife have hereunto set their hands and affixed
their seals the day and date first above written.

State of Maryland, Caroline County. On this first day of September in the year of our Lord one thousand eight hundred and sixty four before me the subscriler [sic] a justice of the peace in and for the county aforesaid personally appeared the within named Josiah Watkins and Elizabeth J. Watkins and acknowledged the within or foregoing deed to be their act and deed.
