I, Ira W. Watkins of the village of Cortland, County of Cortland and State of New York, do make, ordain, pubilsh and declare this to be my last Will and Testament, in manner and form following, that is to say:

First. I direct the payment of my just debts, if any.

Second. I give bequeath and devise to my wife Lydia M. Watkins of Cortland, N.Y. the use of my home where I now resides at No. 35 Homer Avenue and the furniture and fixtures in the same during the term of her natural life, and at her death the same is to be divied as hereinafter provided.

All the rest residue and remainder of my property shall be divided into three equal parts, the same is to be deposed of as follow.

Third: One part I give to my son Adelbert H. Watkins.

Fourth: One part I give to my son Lucius S. Watkins.

Fifth: I give to my daughter Louise M. Hill of Dryden, N.Y. the use income and profits of the remaining one third part during the term of her natural life, and in case my said daughter shall die leaving no issue at the time of her death said one third part I give and bequeat to my said two sons to be equally divided between them. Providing however, that if my said daughter shall die leaving issue, then the share so bequeathed to her shall go to her child or children. And it is further provided that in case my said daughter shall die leaving no issue and said share shall be divided between my two sons, and in case either or both of my said sons are deceased said share shall be divided between the heirs of said son or sons said heir or heris taking the same part the parent would have taken, the same to be divided between them.

Sixth: On the death of my said wife, the property, the use of which I heretofore bequeath to my said wife, shall be divided into three parts, the same to be disposed of as hertofore provided for the distribution of my other property to my children in the third, fourth and fifth subdivision of this my said will, that is, one third of the same to Adelbert H. Watkins, one third to Lucius S. Watkins and theird use income and profits of one third to my daughter Louise M. Hill during her life time, and upon her decease providing she leave no descendants the same shall be divided between my two sons if living or their heirs if deceased, as heretofore provided, and in case she shall die leaving descendant or descendants then in that case such descendant or descendants shall take the share of the mother.

I hereby give and empower my executors the right to sell and convey any or all of the real estate of which I may die seized at such time or times as they may deem advisable and for the best interests of my estate except the real estate auctioned as aforesaid as the house, the use of which I have given to my wife during her lifetime, shall not be sold during her lifetime without her consent. If, however, it shall be deemed advisable by my said wife and by my said Executors to sell the home property, then the same may be conveyed by my said Executors, and my said wife shall have the use and income of the avails of the same during her lifetime, and upon her death the same shall be divided and distributed in like manne ras stated in the sixth subdivision of this my will the gift to my wife is to be received by her in lieu of dower and statutory exemptions.

My Executors hereinafter named shall have the charge and control of the property of which I have given my daughter the use and income during her lifetime.

Likewise I make constitute and appoint my sons Adelbert H. Watkins and Lucius S. Watkins to be executors of this my last Will and Testament hereby revoking all former wills by me made.

In witness whereof I have hereunto subscribed my name and affixed my seal the ninth day of April in the year of our Lord one thousand eight hundred and ninety six.
