This Indenture made the seventeenth day of May in the year of our Lord one thousand Eight hundred and fourteen Between Henry Hull of the town of Fishkill in the County of Dutchess and State of New York And Easther his wife of the first part Robert Seamans of the town County and State aforesaid of the second part Witnesseth that the said parties of the first part for and in Consideration of the sum of five hundred and forty seven dollars and fifty nine cents to them in hand paid at or before the ensealing and delivery of these presents by the said party of the second part the receipt whereof is hereby confessed and acknowledged hath granted bargained sold aliened remised released conveyed assured enfeoffed and confirmed. And by these presents do grant bargain sell alien remise release convey assure enfeoff and confirm fully freely and absolutely unto the said party of the second part in his actual possession now being and to his heirs and assigns forever. All that certain piece or parcel of Land situate lying and being in the town County and State aforesaid being a part of a lot of Land that the aforesaid Henry Hull this day Bought of Caleb Peck and is part of a farm that said Caleb Peck bought of Gidian Baxter Butted and bounded as follows Viz. Beginning at a stone set in the [ground stricken out here] Road two chains and fifty Eight Links on a Course South sixty six degrees and fifteen minutes East [?] a Black walnut tree Marked standing the north side of said Road near a small Bridge from thence Running South Eight degrees and fifteen minutes West thirty nine links across said Road to a Locust tree marked then on the same course twelve chains and seventy Eight links along the East side of the lane to a heap of Stones the upper end of said Lane then South fourteen degrees and thirty minutes East seven chains and thirty four Links to a heap of stones in the aforesaid Robert Seamans Line then in Company with said Seamans Line North twenty One degrees East six chains and two links to a chestnut stump thence North four degrees and forty five minutes East Eight chains and thirteen links to a stone set near a Butternut tree marked standing in the corner of said Seamans Peach Orchard then North fifty seven degrees and forty five minutes East five chains and seventy three Links to the middle of the aforesaid Road then along said Road North sixty degrees and fifteen minutes West three chains and twenty three links then North seventy three degrees West two chains and seventy two Links then North sixty six degrees and fifteen minutes West two chains and twenty six Links to the place of Beginning Containing seven acres one quarter and twenty Eight square rods of Land. Together with all and singular the appurtenances privileges and advantages whatsoever unto the said above mentioned and described premises in any wise appertaining or belonging and the reversion and reversions remainder and remainders rents [?] and profits thereof And also all the estate right title interest property claim and demand whatsoever as well in law as in equity of the said parties of the first part of in and to the same or any part or parcel thereof with the appurtenances To have and to Hold the above granted bargained and described premises with the appurtenances unto the said party of the second part his heirs and assigns to him and their own proper use benefit and behoof for Ever. And that said Henry Hull and Easther his wife for themselves and their heirs do covenant grant promise and agree to and with the said party of the second party [sic] of the second part his heirs and assigns that the said Henry Hull and Easther his wife at the time of the sealing and delivery of these presents was lawfully seized in their own right of in and to the aforesaid described premises hereby granted and conveyed with the appurtenances as of a good sure perfect absolute and indefeasible estate of inheritance in the law in fee simple without any manner of condition to alter change determine or defect the same and hath in themselves good right full power and lawful authority to grant bargain sell convey and release the above said described land and premises with the appurtenances unto the said party of the second part his heirs and assigns in manner aforesaid. And also that he the said party of the second part his heirs and assigns shall and may from time to time and at all times and for ever hereafter peaceably and quietly have hold occupy possess and enjoy the said hereby granted and bargained premises with the appurtenances And also that the said parties of the first part and their heirs and all and every other person or persons whomsoever lawfully or equitably deriving any estate right title dower jointure or interest of in or to the herein before granted premises by from under and in trust for him and them shall and will at any time or times hereafter upon the reasonable request of the said party of the second part his heirs and assigns and at the proper costs and charges in the law of the said party of the second part his heirs or assigns make an[?] and execute or cause or procure to be made done and executed all and every further and other lawful and reasonable conveyances and assurances in the law for the better and more effectually vesting and confirm-ing the premises hereby intended to be granted in and to the said party of the sec-ond part his heirs and assigns for ever as by the said party of the second part his heirs and assigns or his counsel learned in the law shall be reasonably devised advised or required And the said Henry Hull and Easther his wife for themselves and their heirs covenant and agree to and with the said party of the second part his heirs and assigns to Warrant and by these presents for ever to Defend the above described and released premises and every part and parcel thereof to the said party of the second part his heirs and assigns against the said party of the first part and their heirs and against all other persons whatsoever lawfully claiming the same or any part thereof. The word East interlined Between the third and fourth lines of Boundaries Before sealing and delivery—State of New York Dutchess County Ss Be it Remembered that on the first day of June in the year of our Lord one thousand Eight hundred and fourteen came personally before me Henry Hull and Easther his wife known to me to be the same persons described in the within deed and who severally acknowledged that they executed the same the said Easther by me being examined Separate and apart from her Husband and acknowledged that she executed said Deed freely and voluntarily without any fear or compulsion from her said husband and finding no material alterations therein otherwise than noted at foot. I therefore allow the same to be recorded.
