This Indenture made the Eighteenth Day of September in the year of our Lord One Thousand Eight Hundred & twenty six. Between Abraham J. Van Etten of Durham in the County of Greene & State of New York & Caroline his wife of the first part & Sturns Jones of Durham County & State aforesaid of the second part. Witnesseth that the said party of the first part for & in consideration of the sum of One Thousand Dollars money of the United States to the said parties of the first part by the said party of the second part in hand well and truly paid at & before the ensealing and delivery of these presents the receipt. When of is hereby acknowledged hath granted bargained sold assigned released & confirmed and by these presents do grant bargain sell alien release & confirm unto the said party of the second part in his actual possion now being & to his heirs & asigns forever all that certain piece or partial of land situate lying & being in the Town of Durham aforesaid being part of the lot No 36 in Vanbugens Patent Butted & Bounded as follows. Beginning at the stake & stones in the Corner of Joseph L Bulls Land running thence South fifty nine Degrees West one Chain & Sixty links thence South Twenty nine degrees North along Peter Boourhouse Land fourteen Chains & Sixteen links to a stake thence South Nine Degrees & thirty minutes East four Chains & Sixteen links to a stake in said Peters land thence South eighty two Degrees and Twenty  minutes West, Nineteen Chains & twenty five links to the Widow Boomhouris land than along the lower North thirty six Degrees & ten minutes East four Chains & ninety six links to a stake & stones       thence South eighty two Degrees West two chains & fifty links to the highway thence down along the highway North sixteen Degrees West to a bunch of Chestnuts Saplings ten feet South of the bridge seven Chains & twenty four links thence along down the creek on the East side to Obed Henrys line thence along the Lower North forty Degrees East to a stake & stones in the line of the aforesaid lot No 39 then along the Lower South 50 Degrees East thirty eight chains & 50 links to the place of  beginning. Containing Ninety Acres, and one rod & twenty four rods of land together with one fourth part of the sawmill gate & one eight part of the Saw Mill Standing on the farm. Together with all and singular the priviledges           advantages. Hereditaments & appurtenances to the same premises belonging or in any wise pertaining of the revision & revisions remainder and remainders rents, issues & profits there of and all the estate right title interest property claim & demands.Whats ours both in law & equity of them the said parties of the first part or either of them of in or to the same every or any part or parcel then of to have and to hold the above granted bargained and released promises with the appurtenances unto the said party of the second part his heirs & asigns to the only proper use of the said party of the second part his heirs and asigns forever and the said party of the first part for them         & their heirs executors & administrators do by these presents covenant                grant & agree to & with the said party of the second part his heirs and asigns in manner & form following that is to say that they the said parties of the first part at the time of the ensealing & Delivery of these presents              lawfully            in their own right of in & to the said premises mentioned to be hereby granted and released with the appurtenances as of a good sum perfect absolute & indefeasible estate of  inheritances  

Without any conditions or other matter or thing whatsoever to alter change changes  defeat or make the same & also that they the said parties of the first part have in themselves good right full power & lawful authority to grant bargain sell release & upon      the said premises hereby mentioned to be granted & released unto& to the said party of the second part his heirs & asigns in manner aforesaid & furthing that the said party of the second party his heirs & asigns shall and may from time to time & at all times forever here after pieceably & quietly have hold occupy & enjoy the said premises mentioned to the hereby granted & released with the appurturances & that  fine & clear & freely & clearly acquitted exhonorated & discharged of from & against all & all manner of forms & other gifts bargains sales leases mortgages downs & title downs judgements executioirs  changes & incumberances as whatsoever and the said parties of the first part for themselves & their heirs all & singular the premises mentioned to be hereby granted & released & every part & parcel thereof with the appurtences into the said party of the second part his heirs & asigns against all and every person & persons whomsoever lawfully claiming or to claim the same shall & with warrant and forever to defend. By these presents in witness when of the parties to these presents have Interchangably sit their hands & seal the day & year first above written.

Abraham Van Etten and Caroline his wife both to me Well known who
acknowledged that they Had Executed the              for the use is Therein mentioned & the said Caroline apart from her said husband acknowledge in that she executed the same truly without any fear or compulsions of her said husband  I do allow the same to be recorded.
