     This Indenture, made this eighth day of April, Nineteen Hundred  and Twenty-two,  between Ann Abrams and Frances Watson, the only heirs at law and next of kin of Henry Abrams, deceased, both residing in the Town of Durham, Greene County, New York, parties of the first part, and George Steihl and Augusta L. M. Stiehl, his wife, residing at No. 80 Burnside Avenue, Corona, Long Island, New York, parties of the second part.

     Witnesseth, that the parties of the first part, in consideration of One Dollar ($1.00) lawful money of the United States, and other good and valuable consideration paid by the parties of the second part, do hereby grand and release unto the parties of the second part, their heirs and assigns forever.

     “All that certain piece or  parcels of land situated, lying and being in the Town of Durham, aforesaid, Being part of Lots 35 and 39 of Van Bergen’s Patient, being in the north line of the farm five chains east of the Hunts Patient,  thence north 86E 15' east 18 chains 95 links; thence north 4Ewest 13 links to the corner of the White Farm;  thence north 86E east 8 chains and 12 links to the Fall rock; thence up the same south 50E east 6 chains; thence south 5E 30' west 10 chains 30 links to the corner of the Mill lot;  thence by the same north 70E west 2 chains 85 links;  thence south 38 E west 8 chains 10 links to Moses Yales line; thence north 50E 15' west 7 chains 10 links to the stake;  thence north 52E 30' west 1 chain 64 links to Moses Yales corner;  thence south 41E 30' west 11 chains 60 links to a stake; thence 51E 30' west 9 chains 60 links; south 49E west 67 links; thence along a stone fence north 50E west 6 chains 20 links;  thence 43E east 3 chains 36 links;   thence 60E east one chain 8 links; thence north 17E 20' west 2 chains 91 links; thence north 1E east one chain 25 links to the place of the beginning, containing forty acres one quarter and twenty rods of land be the same more or less” 

     “Also one other piece or parcel of land lying in the town of Durham aforesaid, being a part of Lot 39 in Van Bergen’s Patent, bound as follows:   Beginning at a stake and stones being the southeast corner of the land formally owned by  Zoe Smith; thence running north 72E west 3 chains 7 links to a maple tree on the south bank of the creek; thence along the same north 27E west 2 chains 25 links; thence north 73E west 6 chains 50 links to the hemlock sapling;  thence south 29E west 2 chains 27 links to a birch sapling on a rock;  thence south 63E west 3 chains 20 links to a soft maple tree; thence north 74E west 3 chains to the east line of the lands formerly owned by Steven Dennison; thence on the same line 4E east 6 chains 50 links to a stake and stones to the place of beginning.  Containing ten and one half acres of land be the same more or less.”   

     It is the intention that the part of the second part herein shall take as tenants by the entirety, the survivor to take all.

     The said Ann Abrams and Frances Watson are the only heirs at law and next of kin of Henry Abrams, deceased, who died at Durham, County and State aforesaid, on May 2 1917, without leaving a Will and Letter of Administration were duly issued to Francis Watson and William L. Latta upon the estate of the decedent, by Surrogate’s Court of Greene County at Catskill, New York, and the within premises the said Henry Abrams died seized of.

     The premises above described are conveyed subject to a purchase money mortgage executed by the parties of the second part to Ann Abrams and Francis Watson in the sum of $1,000.00, which said mortgage was executed and delivered simultaneously withthe delivery ot this land.

     Together with the appurtenances and all the estate and rights of the parties of the first part in and to said premises.

     To have and to hold the premises herein granted unto the parties of the second part, their heirs and assigned forever.

     And said Ann Abrams and Francis Watson, as the only heirs at law and next of kin off Henry Abrams, deceased, covenant as follows:

     First.  That the parties of the second part shall quietly enjoy the said premises.

     Second.  That said Ann Abrams and Francis Watson, will forever warrant the title to the said premises.

     In Witness whereof, the premises of the first part have hereunto set their hands and seals the day and year first written above.

     On this eighth day of April, Nineteen Hundred and Twenty-Two, before me, the subscriber personally appeared Ann Abrams and Frances Watson, as only heirs at law and next of kin of Henry Abrams, deceased, to me personally known and known to me to be the same persons described in and who executed this within instrument, and they severally duly acknowledged to me that they executed the same.
