This indenture made the twenty third day of February in the year one thousand eight hundred forty three between WILLIAM FRENCH and LYDIA, his wife of the town of Coxsackie in the county of Greene and state of New York of the first part and CALTERN BRIGGS of the town county and state aforesaid of the second part, witnesseth that the said parties of the first part in consideration of the sum of sixty five dollars to them duly paid hath sold and by these presents doth grant and convey to the said party of the second part. All that certain lot of land situate in the town of Coxsackie at what is commonly called the Upper Landing and bounded as follows (VIZ) beginning forty feet south of the line of HENRY VAN DERBURGH (formerly owned by A & L BAKER) and running from thence easterly forty feet thence north forty feet, to the above line, thence along said line east thirty feet thence southerly fifty feet, thence westerly seventy five feet six inches to the highway, thence north along the said highway ten feet to the place of beginning with the appurtenances and all the estate title and interest of the said parties of the first part therein , and the said WILLIAM and LYDIA A. doth hereby covenent and agree that at the delivery hereof. They are the lawful owner of the premises above granted and seised of a good and indefeasible estate of inheritance therein clear of all encumbrances, and they will Warrant and Defend the above granted premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns forever. In witness whereof, the said parties of the first part have hereunto set their hands and seals the day and year first above written.
