This Indenture made the seventeenth day of September the year of our Lord one thousand eight hundred and thirty six Between Bester Dexter and Julia Ann his wife of Cairo N.Y. of the first part and Horace Austin and Benedict W Hazard Merchants of the same place of the second part Witnesseth that the said parties of the first part for and in consideration of the sum of Eight hundred dollars money of account of the United States to the said parties of the first part by the said parties of the second part in hand well and truly paid at and before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged have granted bargained sold aliened released and confirmed and by these presents do grant bargain sell alien release and confirm unto the said parties of the second part in their actual possession now being and to their heirs and assigns forever  All the certain lot or parcel of land situated in the Village and Town of Cairo County of Greene and State of New York and bounded and described as follows viz The boundary line commencing on the south west side of the Susquehanna turnpike at the corner of Samuel Porters lot and runs from thence south forty five degrees west two chains eighty eight links along Porters line to the top of the bank of the creek then along the top of said bank north nineteen degrees west fifty links Then north forty four degrees east two chains seventy four links to the side of the aforesaid road Thence along the side of said road or turnpike south forty two degrees east thirty two and a half feet to the place of beginning containing twenty rods of land more or less Together with the privilege of going to and using the water of the creek for all family purposes but not to dam or obstruct the free course of said waters at any time or for any purpose subject to the mortgage thereon executed to Amos Cornwall Jr and now held by Levi King to be paid by the parties of the second part and which makes a part of the consideration hereof Together with all and singular privileges advantages hereditaments and appurtenances to the said premises belonging or in any wise appertaining to revision and revisions remainder and remainders unto issues and profits thereof and all the estate right title interest property claim or demand whatsoever both at law and in equity of them the said parties of the first part or either of them of in or to the same every or any part or parcel thereof To have and to hold the above granted bargained and released premises with the appurtenances unto the said parties of the second part their heirs and assigns to the only proper use of the said parties of the second part heir heirs and assigns forever.  And the said parties of the first part for themselves their heirs executors and administrators do by these presents covenant promise grand and agree to and with the said parties of the second part their heirs and assigns in manner and form following that is to say that they the said parties of the first part at the time of the ensealing and delivery of these presents are lawfully seized in their own right of in and to the said premises mentioned to be freely granted and released with the appurtenances as of a good use perfect absolute and indefeasible estate of inheritance in fee simple without any condition or other matter or thing whatsoever to alter change charge defeat or make void the same  And also that they the said parties of the first part have in themselves good right full power and lawful authority to grant bargain sell release and assure the said premises hereby mentioned to be granted and released unto and to the use of the said parties of the second part their heirs and assigns in manner aforesaid  And further the said parties of the second part their heirs and assigns shall and may from time to time at all times forever hereafter peaceably and quietly have hold occupy possess and enjoy the said premises mentioned to be hereby granted and released with the appurtenances  And that free and clear and freely exonerated and discharged of from and against all and all manner of promise and other gifts bargains sales liens mortgages dower and titles of dower judgments executions charges and incumbrances whatsoever  And the said parties of the first part for themselves and their heirs all and singular the premises mentioned to be hereby granted and released and every part and parcel thereof with the appurtenances unto the said parties of the second part their heirs and assigns against all and every person and persons whomsoever lawfully claiming or to claim the same shall and will warrant and forever defend by these presents   In witnesses whereof the said parties of the first part have hereunto set their hands and seals the day and year first above written
