This indenture made the fourth day of November in the year of our Lord one thousand eight hundred and fifty one of the town of Jewett in the county of Greene and state of New York of the first part and Ineus Baily and Jonathan Bailey of the same place of the second part, witnesseth that the said parties of the first part for and in consideration of the sum of one hundred eighty five dollars and ninety cents lawful money of the United States of America to them in hand paid by the said parties of the second part before the delivery of these presents, the receipt thereof is duly acknowledged, have granted, bargained, sold, released, conveyed and assigned? _____ these presents _____ bargain, sell, release, and _____ unto the said parties of the second part their heirs and assigns forever all that certain parcel of land situated in the town of Jewett aforesaid and being part of the lot known as the Parks lot and more particularly described as follows: Viz: beginning at the center of the creek road the northwest corner of the parcel of land of land owned by Ethan S Baily and Wm Beach and runs thence along the west line thereof; south 57 degrees 45 minutes, west 9 chains 90 links to the south line of said Parks lot thence along said south line north 55 degrees 30 minutes west __ 10 chains 46 links and a part 6 links southeasterly from a beech tree corner? Thence north 34 degrees 30 minutes east 15 chains to the center of the beaten track of the said road and thence along said track south 30 degrees 30 minutes east 14 chains 60 links to the place of beginning containing 14 and 3/10 acres of land more or less. Together with all and singular  improvements, appurtenances, privileges, ______ of the same premises belonging or appertaining and other rents, issues, and property thereof  and all the estate, right, title, claim or demand _____________ equity of said parties of the first part or either of them __ or to the same. To have and to hold the above described premises with the privileges, appurtenances  and ___of them  unto the said parties of the second part their heirs and assigns to the ____ in and benefit given another said parties of the first part for themselves, their heirs, executors and administrators do covenant and agree their heirs and assigns that the above described that the____ described and released premises are entirely ________ of any or all encumbrances or charge whatsoever and also that the said parties of the first part have good right and lawful authority to grant and ____ to the said parties of the second part their heirs and assigns in manner aforesaid _____ always and other presents are upon the express ____ that if the said parties of the first part ___________shall ___ pay unto the said parties of the second part their heirs or assigns the sum of one hundred eighty five dollars and ninety cents with interest annually another five years __ date according to the term  of an obligation bearing __ date with and accompanying these presents that then there presents? another said obligation shall be ____no effect. But if default shall be made in the payment of one hundred eighty five  and ninety cents and interest or any part  thereof when the same ought to be paid as above mentioned that then in that case it shall be lawful for the said parties of the second part  their heirs, executors administrators  and assigns to sell and dispose of the premises above described with the appurtenances at public auction and upon such sale to execute and deliver to the purchaser his heirs or there assigns a sufficient deed of conveyance therefore pursuant of the statute as such can made and of _____ and the ____ money of any there after _____ all the monies due with and all cuts, charges, exigencies? Of such vendue and conveyance shall when demanded  be paid to the said parties of the first part  their heirs or assigns.
