John McConnel Executor to John Russell

KNOW ALL MEN by these presents that Whereas John McConnel late of Colerain Township County of Lancaster and State of Pennsylvania deceased did in his lifetime and Testament Order and constitute Daniel McConnel of the same place Sole Executor of said Will and Testament the same bearing date the nineteenth day of July one thousand seven hundred and seventy three and did invest him the said Daniel McConnel with full Power therein to dispose of and Sell all and Singular the Lands and ?ements to him the said John McConnel belonging as may appear by said Will Now know ye therefore that he the said Daniel McConnel agreeable to the said Power vested in him by said Will and by Virtue of the same doth bargain and agree with John Russel of Chester County and the above State that for and in Consideration of One hundred and twenty Pound good and lawful Money of the above State well and truly paid by him the said John Russel unto him the said Daniel McConnel before the Signing and ensealing of these presents the Receipt whereof he the said Daniel McConnel doth hereby acknowledge and himself therewith fully Satisfied and of the same and every part and parcel thereof doth release acquit and forever discharge him the said John Russel forever by these presents have granted bargained and Sold aliened enfoeffed Conveyed released and Confirmed and by these presents do grant bargain and sell alien enfeoff convey and absolutely Confirm unto him the said John Russel and to his Heirs and Assigns forever Seventy five Acres of Land laying and Situate in the County of Lancaster and Colerain Township aforesaid Sixty seven acres and one half acre whereof being part of the Western Division of two hundred and fifty two Acres of Land the property of John Barclay late of said Place deceased who held the said two hundred and fifty Acres by a patent right obtained granted and Confirmed unto him the said John Barclay under the great Seal of the Province of Pennsylvania for the Consideration therein mentioned bearing date the fifth day of August One thousand seven hundred and fifty two and entered in the Office for Recording of Deeds for the City and county of ? in Patent Book A Vol. 16 the same date likewise seven acres and one half also Surveyed to him the said John Barclay in pursuance of an Addition as obtained from the Proprietors bearing equal date with the above Patent and is adjoining thereunto annexed therewith by the Surveyor in one entire Draught Containing in both together Seventy five Acres as afore AND as the above said John Barclay did in his last Will and Testament Empower and Order his Executors to sell and dispose two hundred acres of the West Side of his abovesaid Land and the above named John McConnel being a purchaser by virtue of said sale with others became vested in the above said Seventy five acres as his division and Share thereof and is the Premises now bargained for and described limited and bounded as followeth Beginning at a Chestnut tree the beginning of the Original Tract and running with William Barclays land north Sixty degrees East eighty and one half perches to a post South thirty degrees East thirty five perches to a black oak [blank] degrees East forty eight and one half perch to a black oak and North fifty degrees East nine perches to a heap of /stones thence with John Turners Land North forty degrees West twenty seven and a a perches to a Chestnut tree and North ten degrees East twenty four perches to a White Oak thence by Martha Barclays Land to the partition line North thirty degrees West thirty perches to a Post and West two hundred and twenty four Perches to a White Oak thence with Gilbert Andersons Land South fifty six degrees East one hundred and thirty seven Perches to the place of Beginning Together with all and Singular the Houses Barns Stables and all other Improvements Gardens Woods Underwoods Marshes & Meadows Rights Liberties Priviledges Profits hereditaments and Appurtenances whatsoever to the Plantation and Tract of Land belongs or in anywise appertaining and the Reversions Remainders Rents ? of all the Estate Right Claim Title and Interest of him the said Daniel McConnel and his Heirs and the Heirs of the said John McConnel deceased of in and to the same and of in and to every part and parcel thereof

TO HAVE AND TO HOLD all and Singular the above bargained Premises and every part thereof with the Appurtenances unto the said John Russel his Heirs and Assigns to the only proper Use benefit and behoof of him the Said John Russel his Heirs and Assigns forever and the said Daniel McConnel and his Heirs all and Singular the above bargained Premises and every part thereof with the Appurtenances unto the sai Used John Russel against him the said Daniel McConnel and his Heirs and against the Heirs of him the said John McConnel deceased and against all and every other Person Persons whomsoever having or claiming or that shall or may at any time hereafter lawfully claim the same of any part thereof by from or under him them or any of them shall and will warrant and forever defend by these presents nevertheless Subject and liable to the present and all future assessments emposed by Law and also the arrearages of the principal Purchase Money coming to the State for procuring the Patent for the above mentioned seven Acres and one half acres annexed to the other part as above expresses In witness whereof the said Daniel McConnel has Set his Hand and Seal the Sixteenth Day of April in the year of our Lord One thousand seven hundred and eighty seven

Signed Sealed and Delivered in presence of Thomas Whiteside Abraham Whiteside Junior

Received the day of the date of the above presents from John Russel the Sum of One hundred and twenty pound being in full the Consideration Money for the above bargained Premises ? Daniel McConnel Witness present Thomas Whiteside Abraham Whiteside Junior Lancaster County to wit the 16th Day of April 1787 Before me the Subscriber one of the Justices of the County Court of Common pleas of and for said County came and personally appeared the above named Daniel McConnel the Grantor and acknowledged the above writing to be his Act and deed and desired that the same might be recorded as such In Testimony whereof I have hereunto set my Hand and Seal the day and year aforesaid
