State of Tennessee, Marion County.

We, J. B. Deakins & wife Jane Deakins have this day bargained and sold and do hereby transfer and convey to G. E. Smith and his heirs forever for the consideration of One thousand dollars to us paid a tract of land in the State of Tennessee and Marion County and District No. 3 containing by estimation fifty-three acres more or less bounded as follows to wit: Beginning at a small Ironwood bush on the south bank of the south fork of Looney's Creek near the mouth of an old ditch in a line of John W. Hoodenpyle with two water birch bushes pointers South (Variation 1) Sixty poles to a stone thence East (Variation 1) one hundred and twenty and one half poles to a stake & pointers thence south fourteen poles to a stake with dogwood pointer thence S. 78 E. five and three-fifths poles to a stake with one black gum one black oak and dogwood pointer William Powell corner thence N. 21 E. 77 poles to a stake and pointers in a conditional line made by C. D. Pickett & A. M. Smith thence with said conditional line N. 75 W. 7 poles and 17 links to a beech N. 72 West 4 poles and four links to a sourwood N. 81 W. 16 poles and 11 links to a poplar stump on the south bank of the South Fork of Looney's creek thence N. 2 poles to a point in the center of said creek thence down the center of the same as it meanders S. 87 W. 38 poles s. 52 W. 16 poles to a stake & pointers in said creek or slough thence south 6 poles to a beech on top of the south bank of said creek near as it meanders N. 89 West 12 poles N. 60 W. 16 poles N. 73 W. 26 poles N. 65 W. 6 poles 52 W. 14 poles and 21 links to the beginning containing fifty three acres more or less to have and to hold the same to the said G. E. Smith, his heirs & assigns forever we do covenant with the said G. E. Smith that we am lawfully sized of said land have a good right to convey it and that the same is unencumbered. I do further covenant & bind ourselves, our heirs as representatives, to warrant & forever defend the title to the said land and every part thereof to the said G. E. Smith, his heirs, executed and given under our hands and seals this the 2nd Nov. 1881.

Personally appeared before me W. F. Lewis Dep. Clerk of the said county, J. B. Deakins and wife Jane Deakins the within named bargainers with whom I am personally acquainted and who acknowledged that they executed the within Deed for the purpose therein contained and Jane Deakins, wife of the said J. B. Deakins, appeared before me privately and apart from her husband, the said Jane Deakins acknowledged the execution of the said Deed to have been done by her freely, voluntarily and understandingly without compulsion or constraint from her said husband and for the purposes therein expressed.
