COUNTY OF HILL { Tyra and wife Mary F. Tyra of the County of Hill,

State of Texas for and in consideration of the sum of Eighty Six $86.00 dollars to us in hand paid by W. T. Garrett and Mollie O. Garrett have granted, sold, conveyed unto the said W T Garrett and Mollie O. Garrett of the county of McLennan, State of Texas, all that certain tract or parcel of land situated in the County of Hill, State of Texas and described as follows to wit: 147 acres out of the George Washington Will survey: Beginning at the west corner of a survey made for Wm. Smith on the east Lawn of the Brazos River. Thence N 70 W. 540 rods: thence 63 1/2 W 644 rods to the North corner stake from which a Cottonwood 6 in. dia. brs? N 47 W 10 rods; thence N 60 E with North line of said Hill 35 W 1/3 rods to staring point and N W corner of this and being also N 60 E 594 1/3 rods from a tract of 104.19 acres sold by said Company to Geo. Burleson on April 8th -95. Thence N 60 E 810 rods to N E corner, Thence S 30 E 990 rods to SE corner. Thence S 60 W 810 rods to S W Corner. Thence N 30 W 990 rods to the place of beginning and containing 147 acres more or less. To have and to hold the above described premises together with all and singular the rights and appurtenances thereto in any wise. belonging unto the said W T Garrett and Mollie O. Garrett, their heirs and assigns forever; and we do hereby find ourselves, our heirs, executors and administrations to warrant and forever defend all and singular the said premises unto the said W T Garrett and Mollie O. Garrett, their heirs, and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.

County of Hill{ Notary Public in and for Hill County, Texas on this day personally appeared Mary F. Tyra, wife of S.D. Tyra. Known to me to be this person whose name is subscribed to the foregoing instrument and having been examined by me together and apart from her husband and having the same fully explained to her, she the said Mary F. Tyra acknowledged such instrument to be her act and deed and declared that she had willingly signed the same for the purposes and consideration therein expressed and that she did not wish to retract it.
