DEED RECORDS BASTROP COUNTY APRIL 1873

State of Texas}  Know all men by these presents that we County of Bastrop }  Koppel & Bro's, a mercantile firm,  composed of N. Koppel, Jake Koppel, and Sam Koppel, doing business in the town of Bastrop and in the town of McDade in the County of Bastrop, State of Texas, in order to secure unto John D. Nash the prompt and faithful payment of our certain promissory note of even date herewith executed and delivered by us to said John D. Nash for the sum of one thousand dollars in gold coin, due six months after dates and for further consideration of one dollar to us in hand paid by said Nash,  the receipt whereof is hereby acknowledged have this day bargained sold, granted and conveyed and do by these presents bargain, sell, grant  and convey  unto the said John D. Nash his heirs and assigns all singular our entire right title and interest in and to our (stone/store?) house and the lot or parcel of land on which said house is
situated in the town of McDade in said Bastrop County now occupied by Koppel & Bro's also our entire right title and interest in our (stone/store?) house & the lot or parcel of land on which, said house is situated in Block no 4 East of Main Street in the town of Bastrop, County of Bastrop, and now occupied by Koppel & Bro's together with all and singular the rights tenements, here ditaments and appurtenances to the same appertaining, belonging or in any wise incidentally have and to hold unto the said John D. Nash his heirs and assigns forever.  Conditioned, nevertheless that if the said Koppel & Bro's shall pay off & discharge or cause to be paid off & fully discharge said promissory note herein described according to tenor & effect of the same, then this obligation is to be null and void, otherwise, if said note or any part thereof shall remain due & unpaid on the third day after the same shall become due & owing then the said Nash is hereby authorized and fully empowered to sell said property herein described at public sale as under execution for cash & to execute to the party or parties purchasing the same a good and perfect title and of the proceeds of said lots or sales apply to the payment and satisfaction of said note & the balance if any pay over to us  or hold subject to our order the word "notes" in the seventh line from bottom of 2nd page underlined  before signing.
In witness whereof we here unto set our hands & scrolls for seals this the 12th day of April A.D. 1873.

The State of Texas County of  Bastrop}    Before me R.F. Campbell of the District Court in and for  Clerksaid County and State, duly qualified and commissioned in terms of law personally appeared H. Koppel,  for Koppel & Bro's who is well known to me who acknowledged his signature to the foregoing attached mortgage dated the 12th day of April A.D. 1873, and the said H. Koppel declared to me that he had signed, sealed, executed and delivered the same for all the purposes and considerations therein stated-In testimony whereof, I have hereunto set my hand and this seal of said courts at office in Bastrop in said County this the 14th day of April AD 1873.
