Huffman Deed
Recorded in Deed Book 'L' page 288-289.
This Deed made this 16th day of December 1904 between O. E. Huffman,
Giles T. Huffman and Arminta D. Huffman his wife, Lloyd J. Huffman
and Fannie M. Huffman his wife, Ad[a]line D. Taylor and A. P. Taylor,
her husband, Arminta M. Lafon and John C. Lafon, her husband, and
Elvira A. Hutchison, children and heirs at law of Martin Huffman,
parties of the first part and Elizabeth M. Caldwell party of the
second part.
Witnesseth: that in consideration of the sum of One dollar and
other good and valuable considerations in hand paid by the party of
the second to the parties of the first the receipt of which is
hereby acknowledged the said parties of the first do hereby grant,
bargain, sell, release, and convey unto the said Elizabeth M.
Caldwell with general warranty all of three certain tracts or
parcels of land lying in the County of Craig. The first known as
the Looney place containing three hundreed and ten (310) acres of
land more or less situated on the waters of John's Creek and
adjoining the lands of D. J. Caldwell and others it being the same
land conveyed by James H Looney and wife to Martin Huffman by deed
bearing date the 23rd day of December 1895, and duly recorded in
Deed Book "J" at page 60. The second tract situated on the head
waters of Meadow Creek known as the Piner place containing one
hundred and seventy three (173) acres more or less and bounded as
follows to wit: Beginning at 2 black oak saplings and a double
spanish oak near the top of the mountain corner to the Hanley Survey
of 35 acres and running thence with the same S 15 E 117 poles to 2
white oaks, thence S 33 E 20 poles to 2 red oaks, thence S 25 W 80
poles to a double black oak, thence N 70 E 204 poles to 3 pine
saplings, then N 15 W 65 poles to 2 red oak saplings, thence
S 77-1/2 W 28 poles to a red oak and from then N 26 W 11 poles
crossing a Branch to 3 black oak saplings thence S 50 W 46 poles to
white oak stumps in a field thence to W 38 poles to 2 black oaks
thence N 66 W 18 poles to 3 chestnut oaks on the North side of the
mountain thence S 55 W 72 poles to the beginning, it being the same
land conveyed by John Piner als to Martin Huffman by deed bearing
the date the 1st day of October 1881, and of record in Deed Book
"C" at page 460. The third tract situated on the head waters of
Sinking Creek adjoining the Piner place above described and the
lands of O. F. W. Caldwell and others and known as the Hendrickson
place containing two hundred and five (205) acres more or less,
being the same land conveyed by Joel G. Sarver and wife to Martin
Huffman by deed dated the 3rd day of March 1879 and duly recorded
in Deed Book "C" at page 230 to which deed reference may had for a
more particular description of said land. The aforsaid described
tracts or parcels of land being a portion of the landed estate of
which the late Martin Huffman died, seized which passed according
to the law of descents to his children and which by mutual
agreement of all the children of said Martin Huffman decd should be
taken and held by the said Elizabeth M. Caldwell out of the landed
estate of the said Martin Huffman decd. The said parties of the
first part covenant that they have the right to convey the said
lands to the grantee; they have done no act ot encumber the said
land; that grantee shall have quiet possession of the said land
free from all encumbrances; and that they said parties of the
first part will execute such further assurance of the said land as
may be requisite.
