This Indenture made the 17 th day of May in the year of our Lord 1797 Between Thomas Minter of Essex County of the one part and William Simco Senr of Essex County planter of the other part. Witnesseth that the said Thomas Minter for and in consideration of the sum of Twenty five pounds Current Money of Virginia to me in hand paid by the said William Simco at and before the ensealing and delivery of these presents the recei[p]t whereof I do hereby acknowledge and thereof do requit and discharge the said William Simco his exors and admors by these present have granted aliened released enfeased and confirmed and by these present do absolutely Grant alien Release enfeoss and Confirm unto the Sr. William Simco in his actual possession now being by virtue of a bargain & Sale To him thereof made by the said Thomas Minter for one by an Indenture bearing date the day before the date hereof in consideration of twelve pounds Current Money and by force of the statue for transferring uses into possession and to his heirs and assigns all that tract or parcel of land containing Fifty acres be the same more or less situate lying and being in the County of Essex afaces adjoining the lands of John Bush, Spencer Clarke and the said William Simco it being the land devised to the said Thomas by the will of his father Joseph Minter dec'd. Together with all houses, building, edifices, woods, underwoods, ways, water and water courses & all and singular other the improvements, privileges, rights, members, hereditaments, advantages, appendance do and appustinanedo [?] whatsoever thereunto belonging or in anywise appertaining and the reversion and reversions, remainder and remainders rents, Issues, and profits thereof and all the Estate rights title interest use trust property Claim challenge and demand whatsoever both in the law and equity of him the said Thomas Minter him his heirs exors and admors in & to the promises and every part and parcel thereof to have and to hold all and singular the premises herein before mentioned and intended to be hereby granted with the appustinaneca[?] unto the Sd. William Simco and his heirs and assigns forever to his & theare only proper use benefit and behoof to behold of our Sovereign lord and the said Thomas Minter and his heirs all and singular the premises herein before mentioned and intended to be hereby granted with the appurtenances unto the Sd William Simco and his heirs and assigns shall and will warrant and forever defend by these presents against the claim and claims of all manner of persons whatsoever and further that the said Thomas Minter and his heirs shall and will at any time hereafter upon the request and at the costs and charges of the Sd. William Simco his heirs and assigns make make and pertect unto to him them or any of them any such further assurances of the promises according to the tenor and true meaning hereof as by the said William Simco his heirs or assigns or his or their counsel learned in law shall be reasonably advised devised or required. In Witness thereof the sd Thomas Minter have hereunto set his hand and affixed his seal the day and year above within.

At an intervening Court begun and held at Tappa. for Essex County the 18th day of September 1797. This deed Indended from Thomas Minter to William Simco senr. was proved by William Montaque, Wm Dobbins and Reubin Simco three of the subscribing witnesses and ordered to be Recorded.
