This Indenture made this 3rd day of February in the year of our Lord one thousand eight hundred and Six Between Ferdinando Fairfax and William Byrd Page by Wm H. Harding, their attorney in fact all of the County of Jefferson and Commonwealth of Virginia of the one part and John Demory of Loudoun Co and Commonwealth of Virginia of the second part. Witnesseth that the said Ferdinando Fairfax for and in consideration of the sum of fifteen hundred and ninety-four dollars lawful money of the United State of America to him in hand paid the Receipt whereof is hereby acknoledged Hath granted Bargained and sold and by these present doth grant bargain and sell unto the said John Demery his Heirs Executors address and assigns all his, the said Ferdinando Fairfax's, reversionary interest of and in a certain lot of land situate lying and being in the County of Loudoun afore said being part of a larger tract of land called Shannondale which as a situation title and is more particularly discribed in a Deed of Relinguishment of Dower executed by Eliza Blair Fairfax wife of the said Ferdinando Fairfax in conjunction with her said husband on the l8th day of Nov l799 and recorded in the County Court of Loudoun will more fully and at large appear the land hereby conveyed is bounded as follows; Beginning at a white oak on Digg's line thence S 6l´ W l07 to a white oak corner to Russell then with his line S 60´ W 54 poles to large white oak on the north East side of a barn on a Steep hill side corner to George Smith then with his line S 63 E ll2 po: to an hickory his corner and corner Diah Waters then with his line S 75 E 74 po: to three young chestnuts on the side of the Short Hill thence S 58 W 8 8/l0 po: to a chestnut S 38´ W 69 po: to a stone between an Hickory and red oak thence S 56 E 90 po: to a chestnutt thence N 25 E 70 po: to small chestnut oak in Digg's line thence with the same to the Beginning Containing one hundred and thirty-seven acres and one fourth of acre, to have and to hold the said lot of land and all other on the premises hereby conveys with the Rents Issues and profits thereof and all other appertenances to their belonging. The Rents arising there on and payable to Mrs Sarah Fairfax during her natural life being only excepted unto the said John Demery his heirs and assignees forever and the said Ferdinando Fairfax for himself his Heirs Executors and Administrators doth hereby Covenant and agree to warrant and defend all and singular the premises hereby granted and conveyed unto the said John Demory his heirs and assignees forever free from the claims of himself and of every other person and free from all other Titles charges and incumbrances what soever (The land tax imposed by law and the aforesaid exception being only excepted) and whereas the said William Byrd Page holds a Mortgage on the Shannondale lot of Land executed by the said Ferdinando Fairfax to the said Page the true Interest and meaning of these presents is understood to be; that the aforesaid Wm Byrd Page joins in this Conveyance for the purpose of releasing the aforesaid Mortgage as far as it respects the Lot hereby Conveyed which he doth hereby do, for himself his Heirs Executors Administrators and assignees but without joining in the warranty of the said Ferdinando Fairfax for the said lot. In Witness whereof the said Ferdinando Fairfax and William Byrd Page by William H. Harding their attorney in fact have here unto set their hands and seals the day and year first above written.
